Auger anchors: what actually goes into the ground
For most Carolinas soils, a proper mobile home anchor installation uses auger ground anchors — galvanized helical steel screwed straight into undisturbed earth until the anchor reaches its rated holding capacity, usually 4 to 5 feet down. Each auger is paired with a stabilizer plate driven at the surface so the anchor head can't tilt, knife sideways, or pull through soft ground once the straps tension against it. The augers land where the manufacturer's installation manual specifies — at the chassis frame points and, on wider or coastal homes, at the over-the-top strap positions — never at random spacing. Where a helix simply won't seat, such as the rocky ground common in the WNC mountains, we switch to rock anchors or concrete-set anchors instead of forcing an auger that will never build capacity. Soil class: why the same home needs different anchors in different ground
Here's the variable that cut-rate installs skip and that decides whether the anchors actually hold: the soil class under your pad. Soil has a load-bearing rating, probe-tested in pounds per square foot, running from hard rock and gravel down through firm clay to soft, sandy, or organic ground. The firm clay across most of the NC Piedmont and the SC Upstate holds an auger's rated capacity in a tighter, shorter set. The soft, sandy soils of the NC Coastal Plain and the SC Pee Dee test far lower, so the identical home needs deeper augers, a higher holding class, or a wider stabilizer footprint to develop the same pull-out resistance — the same reason those soils often demand an engineered footing under the piers, which we cover on our pads, footers & piers page. We probe the ground on the pre-install site visit and write the anchor spec to what we find, not to a default class. Guessing the soil is precisely how a home ends up under-anchored — and how a post-storm insurance claim gets denied for a non-compliant install.
Torque and pull testing: proving each anchor holds
An anchor that's merely in the ground is not an anchor that's rated to hold the home, and the only way to know the difference is to test. As each auger is driven, we read the installation torque — the resistance the soil puts up correlates directly to that soil's holding value — and where the manufacturer's manual or the inspector calls for it, we run a pull-out (proof) test to confirm the anchor develops its required resistance before any strap is tensioned. An auger that spins in freely without building torque hasn't found bearing soil; it gets driven deeper, relocated, or swapped for a higher-capacity anchor on the spot. This testing record is exactly what a local building inspector checks when signing the install off against the manufacturer's manual and the North Carolina manufactured-home install standard administered by the NC Office of the State Fire Marshal. It's slow, it's unglamorous, and it's the step that most "two guys and a truck" jobs never do.
HUD Wind Zones: how your county sets the anchor count
Soil sets how deep and what type of anchor goes in; the HUD Wind Zone sets how many and how tightly spaced. Under HUD 24 CFR 3280, Subpart G, every HUD-Code home is built and tagged for a wind zone, and the anchor install scales with it. Most of the territory we cover is Wind Zone I, engineered for roughly 70-mph design winds — the WNC mountains, the Piedmont, the SC Upstate and Midlands, and the inland Sandhills. The hurricane-exposed coast is Wind Zone II, engineered for about 100-mph: New Hanover County around Wilmington, Brunswick County, and Horry County across the line in South Carolina. A Zone II install isn't a Zone I install "plus a couple more" — it means more auger points, tighter spacing, heavier strap and buckle hardware, and a full set of over-the-top straps that a Zone I home may not carry at all. Putting Zone I hardware on a Zone II pad is the most expensive anchoring mistake there is, because it has to be torn out and re-driven before it will pass. Where anchor installation fits in the set — and the law behind it
Anchor installation isn't a bolt-on extra; it's the wind-resistance stage of a full set, and it's federally required. It is not optional. It's mandatory under HUD 24 CFR 3280 Subpart G and enforced by both states: North Carolina inspects the set and tie-down under its state install standard, with the same NCGS Chapter 105, Article 18 permit chain that releases the move expecting the home anchored on the receiving end; South Carolina requires a home moved under SC Code § 31-17-360 to be re-anchored to spec at its new site. A home that isn't properly anchored can fail inspection, void its insurance, and lose its HUD warranty.
